Oil Spill Site Investigation: Finding Contamination in Soil and Groundwater

October 22, 2026

An oil spill can leave a property looking clean while contamination remains beneath the surface. This is one reason site investigation matters. It helps establish what has been affected, how far the contamination may have travelled and whether there is a risk to people, buildings or the surrounding environment.

For a homeowner, the problem may begin with a leaking heating oil tank. For a business, it could follow a fuel storage failure or an accidental discharge during maintenance. The circumstances differ, but the questions are similar: where did the oil go, and what needs to happen next?

What is an oil spill site investigation?

An oil spill site investigation is a structured assessment of an area affected by an oil or fuel release. Its purpose is to understand the nature and extent of contamination so that suitable action can be planned.

A site investigation may examine the original source, the surrounding ground and potential routes by which contaminants could move. Depending on the incident, it can include soil sampling, groundwater monitoring or other site assessment techniques.

The work should be proportionate to the problem. A small surface spill on intact concrete may require a different response from a tank leak that has continued for months.

When is a site investigation necessary?

An investigation may be appropriate when:

Heating oil has leaked from a domestic tank.
A spill has soaked into soil or reached cracked paving.
There is a persistent oil smell after an initial cleanup.
A business has experienced a fuel or lubricant release.
A property owner needs to understand the extent of contamination before remediation.

The need for investigation becomes more pressing when a spill is close to a well, stream, drainage system or other sensitive receptor.

Visible staining can help identify an affected area, but it cannot reliably establish the full extent of contamination. Oil may move through permeable ground or follow buried services, drainage routes and fractures.

How does the investigation process work?

1. Establishing the spill history

The first stage is to gather information. Investigators may ask what substance was released, approximately how much escaped, when the incident occurred and whether the source has been repaired.

Tank records, site plans, photographs and previous environmental reports can all be useful. The aim is to build an initial picture of the incident before deciding where further investigation is needed.

2. Inspecting the affected area

A site inspection looks at the visible evidence and the physical setting. The investigator may consider surface staining, odours, soil conditions, the location of drains and the distance to nearby water sources.

The layout of the site matters. A spill beside a concrete slab may behave differently from one released onto loose, permeable soil.

3. Sampling soil and groundwater

Where appropriate, samples are collected for laboratory analysis. Soil samples can help identify the type and concentration of contaminants present at different depths.

Groundwater sampling may be required if there is a plausible route for oil-related contaminants to reach groundwater. The precise testing programme depends on the substance released and the site-specific risks.

Not every investigation requires every type of sample. The scope should reflect the available evidence and the questions the investigation needs to answer.

4. Interpreting the findings

Laboratory results need to be considered alongside the site's geology, groundwater conditions and potential exposure pathways. A concentration reading on its own does not necessarily tell the full story.

Investigators consider where contamination is located, whether it could move and what it might affect. This information helps determine whether further investigation, immediate controls or remediation may be necessary.

Understanding soil contamination and land contamination

Soil contamination occurs when substances such as petroleum hydrocarbons enter the ground and change its chemical condition. Land contamination is a broader term that can include affected soil, groundwater and other parts of the site.

The effects depend on the type of oil, the amount released and the conditions beneath the surface. Some components can move through soil more readily than others. Certain petroleum compounds can also create risks through vapours, depending on their composition and the site setting.

Contamination may affect more than the immediate spill location. It can potentially threaten groundwater, nearby surface water or building environments if a pathway exists.

For this reason, cleanup should be guided by evidence rather than the appearance of the ground alone.

What happens after an oil spill investigation?

The results help determine the next course of action. Some incidents may need further monitoring or targeted treatment. Others may require excavation, recovery of free oil or a more extensive remediation programme.

A remediation plan should explain what needs to be treated, why the chosen method is suitable and how the outcome will be assessed. Where contamination remains after treatment, additional work may be needed.

SpillTech's environmental cleanup service covers underground spill investigation and groundworks-related cleanup requirements. Its oil spill services provide further information on the company's response and remediation work.

Bioremediation or excavation: which is more suitable?

Excavation involves removing affected soil for appropriate treatment or disposal. It can be necessary where contamination levels, site conditions or immediate risks make removal the appropriate option.

Bioremediation uses biological processes to break down certain contaminants in suitable conditions. Depending on the site, treatment may be carried out in place or as part of a managed remediation process.

Neither method is automatically the best choice for every incident. Excavation can create disruption and requires careful waste management. Bioremediation may need time and monitoring, and it may be unsuitable where the contaminant or conditions prevent effective treatment.

A site investigation provides the evidence needed to compare the options.

Why investigation matters before contaminated land is treated

Starting remediation without understanding the contamination can lead to unnecessary work or leave affected areas untreated. An investigation helps define the scope and makes it easier to select an appropriate method.

It can also provide a record of the site's condition and the basis for decisions made during cleanup. Where a property transaction, redevelopment or regulatory concern is involved, that information may be especially useful.

The findings should be documented clearly, with recommendations linked to the actual evidence collected.

Arrange an assessment with SpillTech

If an oil spill has affected your property, identifying the extent of the contamination is an important step towards resolving it. The right investigation can help establish whether the problem is confined to a surface or extends into soil and groundwater.
